20-mil wear layer. Waterproof core. Visually indistinguishable from three feet away.

Luxury vinyl plank, or LVP, is a multi-layer floor: a rigid core, a printed wood-grain image, a textured wear layer, and a protective top coat. The core makes it dimensionally stable over concrete and in basements. The image and texture are good enough that most people can’t tell it’s not wood without taking their shoes off.

Laminate is a similar idea, older. Fiberboard core with a printed image and a finish coat. Cheaper than LVP, slightly less forgiving of water, better value on a tight budget. We carry both.

Frequently asked questions about LVP.

Most LVP we carry is 100% waterproof on the core. The joints between planks are where water can still get through on some lines, which is why we recommend rigid-core LVP for bathrooms and laundry rooms specifically. Laminate is water-resistant but not waterproof; we don’t recommend laminate in kitchens or baths.

LVP for water resistance and comfort underfoot. Laminate for a tighter budget when water isn’t the primary concern. LVP also carries thicker wear layers (20+ mils is standard) so it resists scratching and gouging better.

Yes, in most cases. LVP installs as a floating floor over most flat, solid subfloors including tile, hardwood, and plywood. We check flatness and fix any low spots during the measure.

Installation time varies by job depending on the square footage, the type of flooring being installed, and whether existing flooring needs to be removed first. After we see the space and understand the full scope of work, we can provide a more accurate timeline.

Yes. We are licensed in DC, Maryland, and Virginia, and our install crews work throughout Montgomery County every day, including Olney, Potomac, Bethesda, Rockville, Silver Spring, Chevy Chase, Damascus, Clarksburg, and Gaithersburg. Olney and Potomac showrooms carry the samples; installs happen at your home.

Every LVP and laminate line we sell carries the manufacturer warranty, which typically runs 15 to lifetime on the wear layer. We back the installation separately: if a plank pops, a seam opens, or a transition fails because of how we installed it in the first year, we come back and fix it.

Hardwood wins on resale and longevity. LVP wins on upfront investment, maintenance, and kitchen or basement durability. A thirty-year-old hardwood floor is still worth refinishing. A thirty-year-old LVP floor is probably due for replacement. LVP installed today looks good enough that casual visitors can’t tell the difference from three feet away. The right choice depends on whether the floor is a forever decision or a ten-to-fifteen-year decision.

Quality LVP lasts fifteen to twenty-five years under normal residential use. The wear-layer thickness drives it: twelve-mil wear layers last about ten years in a busy home, twenty-mil wear layers closer to twenty. Light residential use can stretch either number. LVP in rental properties typically gets replaced every ten to twelve years due to tenant turnover more than actual wear.

Most modern LVP is rated for radiant heat up to 85°F at the subfloor surface. Check the specific product spec before buying, since not all lines qualify. Rigid-core LVP handles radiant better than flexible LVP. Keep the floor temperature under the manufacturer’s max to avoid warping.

Quality LVP from reputable manufacturers meets FloorScore or Greenguard Gold indoor-air-quality certifications, meaning very low VOC emissions. The older concern about phthalates in vinyl flooring is largely solved on current-production LVP from established brands. If the product has no certification label, that’s a sign to skip it.
