Bethesda is close-in, established Montgomery County, and the floor depends on the block. The 1920s subdivisions, Edgemoor, Bradley Hills, and Greenwich Forest, are full of Tudors, Capes, and Colonial Revivals with original oak under the carpet, where a sand-and-stain costs a fraction of replacement. The 1940s and 50s pockets, Wood Acres, Wildwood Manor, and Glen Echo Heights, run to brick ramblers where homeowners reach for new wide-plank hardwood, fresh bedroom and basement carpet, and stair runners cut to the staircase. The 1920s Tudors, Capes, and Colonial Revivals of Edgemoor, Bradley Hills, and Greenwich Forest usually have original oak under the carpet. A sand and stain takes the wear off, changes the color if you want it to, and costs a fraction of replacement. Often the best return on any pre-listing floor work.

(05)Luxury Vinyl (LVP)

Waterproof LVP for kitchens and basements.

Rigid-core LVP installs over concrete and shrugs off water, which makes it the default for the Wisconsin Avenue condos near Bethesda Row (where HOA sound rules and a concrete subfloor rule out other options) and for basements, kitchens, and mudrooms across the older blocks. Wide-plank, matte, looks like real wood.
